What makes this acquisition exciting is not the attractive yield going in, it’s the fact that current rents are approx. 32.4% below market rates. Upon raising rents to a market level – the Net Operating Income (NOI) will increase by $169,968 per year. If achieved, this rental increase translates into an approx. $2,000,000 increase in property value, $256,692 of free cash flow per annum, and 46% cash-on-cash return . Even if we fall short of our target, we are still almost assured to realize a low risk – high return scenario, which is our favorite way to invest.”
