Crystal View Capital Fund I, LLC is pleased to announce the acquisition of a 43,215 sq ft self storage facility consisting of 409 self-storage units at 99% occupancy located in The Dallas Metroplex.  “This property was purchased at a very fair 9.2% cap rate on existing net operating income.  What makes this acquisition exciting is not the attractive yield going in, it’s the fact that current rents are approx.  32.4% below market rates.  Upon raising rents to a market level – the Net Operating Income (NOI) will increase by $169,968 per year.  If achieved, this rental increase translates into an approx. $2,000,000 increase in property value, $256,692 of free cash flow per annum, and 46% cash-on-cash return .  Even if we fall short of our target, we are still almost assured to realize a low risk – high return scenario, which is our favorite way to invest.”
