Crystal View Capital Fund I, LLC is pleased to announce the acquisition of 37,456 sq ft self storage facility consisting of 330 self-storage units  located in Tucson AZ.  “This property was purchased at a very fair 8% cap rate on existing net operating income.  Additionally the asset was completely mismanaged – rents at 40% below market, deferred maintenance, and 28% vacancy.  The plan is to stabilize the asset with new management, bring rents to market, and fill the vacant units to 90%+ occupancy.  Once complete, the property will have a net operating income of approx $160,000 and a valuation of approx . $2,160,000.  We are very pleased to add this asset to the Crystal View Capital Portfolio.”
