At 61% occupancy, below market rents, and the ability to pass through $90,000 + per annum of water & sewer expense, we are confident in our ability to create significant value for our shareholders on this asset in the very near future. The plan is to stabilize the property with new management, bring rents to market, fill the vacant sites over time, and most importantly for the bottom line – pass through the water & sewer expense by installing separate water meters for each individual tenant. Once the sub-metering process is complete, the property will have an additional net operating income of approx $90,000 which translates into an increase in valuation of approx . $1,200,000.
